Highlands Home Services Network ("we," "us," or "our") is a lead generation and contractor referral service operated by Obsidian Peak Holdings LLC, a registered Florida Limited Liability Company. This website serves licensed contractors in Highlands County, Florida seeking qualified homeowner leads, and Highlands County homeowners seeking referrals to licensed local contractors in Sebring, Avon Park, Lake Placid, Lorida, and Venus. We do not perform any trade services.

Contractor eligibility

Network participation requires a valid, active Florida trade license verifiable through the Florida DBPR database ↗. Contractors represent that all license information submitted is accurate and current. We reserve the right to deactivate any account where license verification fails or lapses. Participation is limited to contractors who physically serve homeowners within Highlands County, Florida.

Lead definition and billing

Leads are delivered on a pay-per-lead basis. A "lead" constitutes delivery of screened homeowner contact information meeting our quality criteria: confirmed Highlands County address, genuine service intent, and valid contact information. We do not guarantee job conversion rates, pricing outcomes, or homeowner availability. Leads are non-refundable once delivered and confirmed as valid under our quality criteria.

Scope of services

Highlands Home Services Network and Obsidian Peak Holdings LLC are exclusively lead generation providers. We do not perform HVAC, plumbing, electrical, roofing, or any other home trade services. We act solely as a matching and referral service and are not responsible for the pricing, execution, scheduling, safety, or quality of work performed by independent contractors in our network.

Homeowner acknowledgment

By submitting a service request through this website, homeowners acknowledge that Highlands Home Services Network will share their contact information with a single licensed contractor for the purpose of fulfilling their stated service request. Submission of a service request does not guarantee contractor availability, pricing, or scheduling. There is no obligation to hire the referred contractor.

No contractor endorsement

Inclusion in the Highlands Home Services Network does not constitute an endorsement, warranty, or guarantee of any contractor's workmanship, pricing, reliability, or fitness for a particular job. Homeowners are encouraged to independently verify contractor credentials, obtain multiple estimates where appropriate, and review contractor history prior to authorizing any work.

Limitation of liability

Obsidian Peak Holdings LLC is not liable for outcomes of contractor-homeowner transactions facilitated through this referral service, including but not limited to the quality, safety, cost, timeliness, or completion of any trade work performed. Our total liability to any party shall not exceed the amount paid to us in connection with the specific lead in dispute.

Governing law

These terms are governed by the laws of the State of Florida. Any disputes arising from the use of this website or our services shall be resolved under Florida jurisdiction. Use of this website constitutes acceptance of these terms in full.

We reserve the right to update these terms at any time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the website following any update constitutes acceptance of the revised terms.

SMS messaging program

Highlands Home Services Network operates an SMS messaging program to communicate with homeowners and contractors who have provided express written consent through opt-in forms and the chat widget at highlandshomeservicesnetwork.com. Message types include: service request confirmations, contractor application updates, waitlist notifications, appointment coordination, customer support responses, and periodic brand and network update communications. Message frequency varies based on account activity and service requests. This program is operated by Obsidian Peak Holdings LLC.

SMS opt-out instructions

You may opt out of SMS communications from Highlands Home Services Network at any time by replying STOP to any text message you receive from us. After opting out you will receive one final confirmation message and no further SMS messages will be sent. To re-subscribe, reply START at any time. Message and data rates

Standard message and data rates may apply to all SMS communications sent or received through our messaging program. Rates are determined by your mobile carrier and your individual plan. Highlands Home Services Network and Obsidian Peak Holdings LLC are not responsible for any charges incurred through your mobile carrier in connection with SMS communications.

Carrier liability disclaimer

Highlands Home Services Network's SMS messaging program is supported by third-party carrier networks. Carriers are not liable for delayed or undelivered messages. Delivery of SMS messages is subject to carrier availability and network conditions outside our control. We are not responsible for any failure to receive a message due to carrier issues, network outages, or device incompatibility.

Use of this website and participation in our SMS messaging program is restricted to individuals who are 18 years of age or older.
